We inspect the property, at regular intervals, throughout the tenancy

We will be a conduit for contact between the landlord and the tenant, so your contact details will not be made available to the tenant

We carry out final inspection of the property and report to the landlord when this has been carried out, and ensure that everything is in order

Agreement

Simply contact our team to arrange for one of our experienced Letting Agents to call to your property and assess the level of rent which could be achieved, in line with previous rents and rent caps. 

Once instructed, we will draw up letters of engagement for review and arrange the BER Certificate (legal requirement) 

Your property will be included on our Lettings Listings which are updated daily and are distributed throughout our branch network.

The “To Let” board is one of the most cost-effective methods of advertising that your property is available to let. Where applicable, and if deemed necessary, these will be placed on the front of your property to attract as much attention as possible.

The internet will provide the greatest possible exposure for your property. We propose that your online marketing strategy will consist primarily of inclusion on both wwww.daft.ie and www.turley.ie

For your own peace of mind Turley Property Advisors will screen all potential tenants. All tenants must provide references from the following sources: previous landlord(s), employers and where applicable, bank or other financial institution.

All references are checked thoroughly and confirmed prior to the signing of lease agreements.

Readings for ESB and Gas are taken on the day the tenants move into the property. We will arrange for utilities to be transferred within one week of move in.

Phone, Broadband and TV providers are solely the tenant’s responsibility, as they will not deal with a third party.

Generally speaking, tenants will pay one months rent and one months security deposit upon signing the lease. We will deduct our letting fees and any other outlays from this and send you a balancing statement. The security deposit will be held by the landlord and will be returned to the tenant once the tenancy agreement comes to an end or when the tenants vacate the property.

Rent collection is included in our management. Your tenant will pay the rent on the 1st of each month and we will deduct our management fee along with any agreed outlays and send the balance to you within five working days. 

We provide a legally binding Part IV lease agreement. The lease takes into account all provisions as set out in the Residential Tenancy Act 2004.

We will be the sole point of contact for your tenant – the only information they have is your name!

We carry out regular inspections of the property to ensure that tenants are obeying by the provisions set out in the lease agreement

We are legally required to register all properties with the RTB.
